SKYLIGHT REPLACEMENT

As part of the upcoming roof replacement project for Buildings 5, 8, 16, 17, and 18, we need each homeowner with a skylight to notify us of their preferred option regarding their existing skylight.

Option 1 – Delete Existing Skylight

  • The removal and roofing work associated with deleting the skylight will be covered by the HOA.

  • Any interior repairs required to close in the skylight opening, including sheetrock, texture, paint, or other interior finishes, will be the responsibility and expense of the homeowner.

Option 2 – Replace Existing Skylight(s)

  • The skylight can be replaced during the roofing project at a cost of $1,850.00 (per), which will be the responsibility of the homeowner. 5 year labor warranty.

Option 3 – Replace Existing Skylight(s)

  • The skylight can be replaced during the roofing project at a cost of $1,450.00 (per), which will be the responsibility of the homeowner. 1 year labor warranty.

To avoid delays in the construction schedule, please reply with your selection as soon as possible. No response will result in the deletion of your skylight.

The skylight includes a 5-year limited manufacturer's warranty covering defects in the plastic glazing (domes) and aluminum frame, provided the product is installed in accordance with the manufacturer's installation instructions, approved shop drawings, applicable building codes, and required state approvals. Insulated glass units carry a separate 10-year manufacturer's warranty (excluding units larger than 50 square feet). Warranty claims require proof of purchase and may be subject to inspection. If a valid manufacturing defect is confirmed, the manufacturer may repair or replace the skylight or its components at its sole discretion.

The warranty does not cover damage resulting from improper installation, alterations, incompatible sealants or coatings, removal of manufacturer labels, breakage, scratches, cosmetic imperfections, condensation, normal expansion and contraction, or damage caused by improper cleaning or maintenance. Additionally, the warranty excludes labor for removal or reinstallation, temporary weatherproofing, and any damage to roofing, drywall, interior or exterior finishes, structural components, or other consequential damages. Skylights are not designed to support body weight, and misuse is not covered under the warranty.
